There has never been more new build property available on the Costa Blanca and Costa Cálida. Modern apartments, resort-style pools, energy-efficient homes with specifications that resale properties simply cannot match. The appeal is understandable.
But if you have been searching online and finding it all a bit confusing, you are not imagining things. The new build market looks straightforward on the surface. In reality, it is riddled with inconsistencies that catch out buyers who try to go it alone.
Here is what you need to know before you start your search in earnest.
The problem with searching online
Property portals are useful for getting a feel for the market, but they come with some significant limitations that most buyers only discover once they are already frustrated.
- Wildly inconsistent pricing. The same development can appear at three different price points on three different portals. All of them may technically be correct, for different units, but without knowing which is which, the information is next to useless.
- No unit-level detail. A development of 80 apartments will have enormous price variation between floors, orientations, and positions. A north-facing ground floor apartment and a penthouse with a sea view are entirely different products, priced accordingly. Portals list them identically.
- Outdated availability. Most agents update portal listings infrequently. The property you have been researching for two weeks may have sold months ago.
- Missing developments entirely. Most developers do not market to the public directly. Their stock is distributed exclusively through trusted agent networks. Searching portals alone means you are seeing only a fraction of what actually exists.
- No access to floor plans. Without seeing the actual layout, aspect, and unit position, you are making shortlist decisions based on a handful of CGI images and a vague square meterage.
Why the price you see online is never the full picture
Take a typical development: 60 apartments across five floors, listed online as "from €195,000." That figure is real, but it applies to one specific unit. Here is what the actual pricing might look like across the same building:
- Entry-level unit (portal listing): €195,000
- Mid-floor, east-facing apartment: €238,000
- Higher floor with open views: €272,000
- Corner penthouse with solarium: €310,000
Same development. Same brochure. Four entirely different financial decisions.
The factors driving those variations include orientation (south-facing units command a premium), floor level, views, terrace size, and whether parking and storage are included. None of this information is typically published on portals. Getting accurate unit-level pricing requires a direct relationship with the developer, which is exactly what we have.
